Access Statement

 Introduction

Our home is set in the village of Coltishall and offers seven guest rooms, 3 within the main house and 4 suites situated in a Barn Conversion in the grounds. The main house is over three hundred years old and whilst we aim to meet the needs of all our guests there are some period features of the house and barn which might make access difficult for people with limited mobility. We are located close to the River Bure and have rooms within the house and barn at different levels 

Main House  -  There are 2 steps up into the main house. We have 1 guest room on the ground floor with a small step down from the hall. Our 2 further house guest rooms are accessed by means of our 14-step stairs. The upstairs guest rooms are not suitable for wheelchair users. 

Barn Suites  -  We have 4 en-suite guest rooms in our Barn Conversion in the grounds of Bridge House. Suite 1 has 2 steps down into the sitting room and the shower room has 2 steps up to the toilet and shower. Suites 2, 3 & 4 all have their own front-doors directly onto the garden. All suites have 1 step up and 2 steps down to reach the front doors, then 1 step up into the rooms. Rooms 1, 2 & 3, each have either 1 or 2 steps up to the toilet and bath / shower. 

Pre-Arrival

We are located within the village of Coltishall and access to our property is gained through a 5-bar gate leading into our secure shingle car park. The presence of shingle makes wheelchair access difficult.

The nearest shops are approximately 100m away. The nearest bus stop is opposite Bridge House. Buses only run hourly and the service stops early in the evening. There are no buses on Sundays. The nearest railway station is Wroxham which is approximately 3 miles away. Taxis are usually available at the station but we can book one for you in advance if required. There are several local taxi companies, we can make bookings in advance for you.

We regret that we are unable to accommodate guests’ pets.

Main Entrance  - There are 2 steps of 9 inches up to the front door. The front door is normally open but please knock on your arrival. 

Guest Accommodation & Public Areas  -  The ground floor public areas of Bridge House are paved with flagstones and there are no steps into the guest Lounge or dining room. The hallway leads into a guest lounge. There are 14 stairs to the first floor; there is a hand rail on one side of these stairs. The stairs are carpeted. There is a door from the hallway at the bottom of the stairs which leads into guest room 5. There is an Emergency Fire Exit door at the bottom of the stairs. Whilst every guest suite has its own toilet, there is a downstairs toilet that can be made available to guests during the day / evening
The main house and barn are centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.

Bedrooms  -  Our beds are normally made with synthetic duvets. We are happy to provide sheets and blankets if preferred. Please specify before your arrival if required. There is comfortable seating, bedside tables & bedside lamps, a wardrobe, chest of drawers and dressing table in each room.

Barn Suite 1  -  is accessed by a ramp from the car park. There are 2 steps down into the room. This room has a 4ft 6in double bed with access from both sides.

Barn Suite 2  -  overlooks the lawn and is accessed directly from the patio. There is one step of 9 inches up to this room. This room has 2 steps up to the toilet and shower. This room has a 4ft 6in double bed and a single bed, both with access from both sides. There is a communicating door between Suite 2 & Suite 3.

Barn Suite 3  -  overlooks the lawn and is accessed directly from the patio. There is one step of 9 inches up to this room. This room has 1 step up to the toilet and bath. This room has 2 single beds, both with access from both sides. There is a communicating door between Suite 2 & Suite 3.

Barn Suite 4  - overlooks the lawn and is accessed directly from the patio. There is one step of 9 inches up to this room. This room has 1 steps up to the toilet and shower. This room has a King Size bed and a single bed, both with access from both sides.

  House Suite 5  -  is located on the ground floor with 2 steps up into the main house and a small 3cm step into the room. This room has no steps up to the toilet and shower. This room has a King Size bed with access from both sides.

House Suite 6  -  is located on the first floor, accessed by means of our 14-step stairs. From the suite entrance lobby there is a 3cm step into the bedroom and a 2cm step into the shower room. This suite has French windows, with a 9cm step leading onto a balcony. This suite has no steps up to the toilet and shower. This suite has a double bed with access from both sides.

House Suite 7  -  is located on the first floor, accessed by means of our 14-step stairs and a level walk along the landing. There are no steps in suite 7 nor does it have any steps up to the toilet and shower. This room has a double bed with access from both sides.

Gardens  -  We have a large garden with lawns, flower beds and fruit trees and a patio immediately outside the barn suite guests are very welcome to enjoy our garden at all times and gardens chairs and table are available for their comfort. Access to the garden is via a 12cm step up and two 5cm steps down.

Additional Information

There is a fire extinguisher in the kitchen and another on the first floor landing. There are automatic fire alarms in every room in the main house and barn. In the event of a fire please leave all possessions and make your way quickly and calmly to the nearest emergency exit and assemble by the road at the main entrance to the property.

Please advise us if you have a hearing impairment and might not hear our fire alarm. It is against the law to smoke in any of the buildings on the property and this includes smoking in doorways or out of windows. Ashtrays are provided on the patio and near the chair outside the main house.

We are happy to cater for special diets or particular likes or dislikes. Please advise us before your arrival. We can also refrigerate prescription medication and additionally store any perishable food in our fridge for a limited period. Mobile phone reception at the cottage is generally ok but in some of the surrounding areas there may be no signal.
